Newly Licensed Real Estate Agent | RE/MAX Coastal -- Mandie McMillan Team | Leads + Full Training Pro
Mandie McMillan Team at REMAX COASTAL
Bayou Vista, TX

Job Description

Job Description
You Don't Need Experience. You Need a Place That Won't Let You Fail.

Most new agents don't fail because they can't close. They fail because they run out of people to call before they ever learn how to close a stranger. The first year is supposed to be about skill-building - but if you spend it cold-calling expired listings with no infrastructure behind you, it becomes a year of attrition.

The Mandie McMillan Team at RE/MAX Coastal is built to solve that problem. Leads come to you from day one through our behavioral tracking platform - people actively searching this market right now. Marketing, signs, back-office support, and all agent expenses are covered by the team. And your mentorship comes directly from Mandie McMillan, Broker/Owner with 26 years exclusively in the Galveston County and Houston Bay Area markets.

Your first year should be about converting and learning - not surviving.

On the RE/MAX Question

You've probably heard that RE/MAX agents pay high fees. That's true at most offices. But RE/MAX is a franchise and every location is independently owned. At RE/MAX Coastal, Mandie McMillan made a deliberate choice to absorb desk fees and cover all agent expenses. What you'll pay are the standard industry dues you'd pay anywhere. What you get in return is one of the most recognized brands in real estate - without the expense structure that usually comes with it.

The Commission Reality

New agents often fixate on the split percentage. It's the wrong number to fixate on. The question that determines your income isn't "what percentage do I keep?" - it's "how many deals am I closing, and what are they worth?"

90% of 2 closings is less than 50% of 10. At the Mandie McMillan Team, leads come to you, expenses are covered, and training is built around conversion - so more of your opportunities become closings. The team structure isn't a cost to your income. It's what makes income possible at scale.

Your Lead Flow

Our lead platform doesn't work like most lead sources you've tried. It doesn't scrape form fills or serve ads to anyone who clicked once. It tracks genuine buyer and seller behavior online - the properties people are actually viewing, the neighborhoods they return to, the search patterns that signal someone getting serious about a move.

When that behavior crosses a threshold, you receive a real-time alert. The person you're reaching isn't a cold name - they're someone who has been actively researching this market. The first conversation is warm, not cold.

Automated follow-up keeps relationships active between your conversations. Property updates, market info, and re-engagement sequences run in the background so your pipeline doesn't depend entirely on manual follow-through. This is the infrastructure most agents spend years trying to build on their own. It's already built here.

What the Team Provides (All Agent Expenses Covered)

• All RE/MAX desk fees - absorbed by the team

• Technology-driven leads delivered to your pipeline- not sourced from your contacts

• All marketing materials, digital ads, and promotional content

• For Sale signs, riders, and all field materials

• Business cards and branded agent materials

• Full back-office support - paperwork handled so you stay in front of clients

• CRM and real estate technology - included

What You'll Pay (Standard Industry Dues - Required Everywhere)

• MLS dues

• Realtor association dues

• Showing service

• Simple Annual Brand Fee

• Low monthly management fee

Training Support

New agents go through a step-by-step onboarding process directly with Mandie - including mock contracts so you know exactly what you're signing before a real transaction depends on it, and ride-alongs so you see how experienced agents handle consultations and negotiations in the field. Nothing is left to guesswork.

Ongoing training is delivered through a national virtual coaching platform used by high-performing real estate teams across the country. And every week, a live accountability call with the team lead keeps your pipeline in focus, your goals on track, and challenges addressed before they become problems.

What We're Looking For

• Active Texas Real Estate License (required)

• Self-motivated and driven by goals, not just a paycheck

• A natural with people - you genuinely enjoy helping others through major decisions

• Comfortable learning technology and CRM systems

• Coachable - ready to follow a proven system and do the work

• Prior sales experience a plus - absolutely not required

Schedule Compensation

Full-Time | Commission + Bonus | $48,000 – $180,000/year based on performance

Self-determined schedule | Monday–Friday + Weekend availability | Flexible

The Mandie McMillan Team • RE/MAX Coastal • Independently Owned Operated
