POP Management is an in-house property management company of Catholic Charities Brooklyn & Queens. POP Management is the largest provider of affordable housing in Brooklyn & Queens. POP Management provides affordable housing to low-income seniors and to those with documented history of homelessness, substance abuse, and chronic mental illness. POP Management oversees and manages 25 senior buildings with 2,400 units and 4 supportive residences with 300 units for formerly homeless adults/veterans consisting of 300 units. The objective of POP Management is to provide high quality housing that responds to the needs of low-income seniors and supportive populations.

The Handyperson works as an integral member of the on-site maintenance team to ensure safe affordable housing is provided and maintained for tenants who live in buildings managed by POP Management, the housing office of Catholic Charities, Brooklyn & Queens. The Handyperson is responsible to perform routine repairs in and around the property while adhering to a standard that meets all outside monitoring requirements to ensure a safe and clean environment for all tenants. Additionally, the Handyperson is responsible to participate in the duties of the regular cleaning and sanitizing of the property. The Handyperson ensures that tenant apartments meet required safety standards. As part of a team, the Handyperson works closely with on-site recertification and social services staff as well as POPM Facilities staff.

The Handyperson ensures the Agency Mission and Best Practices are upheld and modeled for other staff, while promoted to tenants and the broader community in which our programs work. The handyperson reports directly to the Regional Property Manager. Day-to-day repair and maintenance task supervision will be managed by the on-site Superintendent.

  • Work closely and cooperatively with the Superintendent to ensure optimum maintenance of the property.
  • Complete routine repairs in the building as needed and ensure documentation on a Service Request Order.
  • Work closely and cooperatively with the Superintendent, vendors, contractors, apartment inspections, and monitoring all mechanical systems for proper operation.
  • Perform cleaning tasks and follow trash removal guidelines as outlined by the NYC Department of Sanitation.
  • Participate in the regular schedule of floor care.
  • Prepare vacant units for timely rental.
  • Timely and complete removal of snow and ice.
  • Monitor designated maintenance/janitorial inventories.
  • Monitor safe use of cleaning supplies, material and equipment.
  • Assist with special projects.
  • Conduct building tours; represent the building and agency best practices
  • Attend staff meetings as required.
  • Attend trainings as requested.
  • When required, cover front desk and answer main building phone.
  • Provide back-up coverage to other POP managed facilities.

The Handyperson is responsible to:

  • Have a High School or GED preferred, but may be waived for 2 years related experience.
  • Have experience with cleaning and repair equipment, including vacuum/shop vac, floor machines, snow blower and yard & landscaping equipment.
  • Have basic knowledge of and competence in, carpentry, electricity and plumbing.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES

2. Mechanical must have the ability to apply knowledge of and demonstrate advanced competency in general mechanical maintenance. Such duties include but are not limited to: Repair and/or replacement of beds, wheel chairs, hand controls. Remove and/or replace motors and their related components. 3. Electrical must have the ability to apply knowledge of and demonstrate advanced competency in general electrical maintenance. Perform electrical safety checks of hospital and patient owned equipment. Install, replace or reprogram televisions and related components. 4. Plumbing must have the ability to apply knowledge of and demonstrate advanced competency in general plumbing maintenance. Such duties include but are not limited to: Rebuild and/or replace plumbing fixtures such as flushometers, faucets, filters, etc., to include stems, washers, seats, etc. Unclog drains and lines of sinks, toilets, bedpan flushers, ice machines, refrigerator units, etc., by the use of hand plunger and/or power snake equipment as needed. Solder of copper pipe, both water and feed lines, as well as black pipe layout and fabrication.

5. Heating Ventilating and Air Conditioning must have the ability to apply knowledge of and demonstrate advanced competency in general HVAC/R maintenance. Such duties include but are not limited to: Clean and/or replace filters as needed. Adjust and make repairs to individual heater/AC units. Basic diagnosis and repair of AC refrigeration units. 6. Paint / Finish Work must have the ability to apply knowledge of and demonstrate the competency in general painting and finish work. Such duties include, but are not limited to: Prepare and paint most surfaces. Apply rubber cove base as well as prepare surfaces to accept. Replace damaged or missing ceiling tiles and/or lay track. The Director is responsible for developing, refining and administering a unified EHS program across the division. Ensures regulatory compliance, risk mitigation, consistent safety practices and a culture of care across all North American BW Packaging sites and operations. The Director partners with key functions such as Operations, Field Service and People team to embed safety into daily practices, drive continuous improvement, and ensure consistent standards and processes. The director also leads the Workers' Compensation (US) strategy and execution, ensuring effective case management, cost control, and alignment with safety practices. Ensures adoption and consistent execution of EHS practices across sites, partnering with leaders to embed safety into daily operations.

Key Responsibilities

  • Develop, implement, execute and continuously improve the EHS strategy aligned with business goals and culture expectations.
  • Establish and standardize EHS governance models, policies, procedures, and best practices across all global sites and ensure consistent application.
  • Advise executive leadership on EHS risks, trends, and regulatory impacts.

Regulatory Compliance & Risk Management

  • Ensure compliance with global regulatory bodies including and local manufacturing safety regulations.
  • Conduct global EHS audits, inspections, and risk assessments to verify adherence to standards and identify improvement opportunities.
  • Monitor emerging regulatory requirements affecting manufacturing and implement proactive readiness plans.

Safety Program Management

  • Partner with BW Corporate safety & BW Packaging EMEA safety, aligning with corporate-driven policies and initiatives and representing BW Packaging on Corporate safety calls.
  • Develop, implement, maintain, and continuously improve safety programs (e.g., LOTO, arc flash protection, safe lifting & rigging, machine safety, fall protection, emergency response).
  • Lead deployment and sustained execution of behavior-based safety, near miss reporting, and safety Gemba program.
  • Develop and maintain centralized repository for safety-related documentation including, safety-related; policies, regulations, SOP's, best practices, investigation findings & RCCA's, metrics and global safety meeting agenda's & actions.
  • Ensure consistent adoption and execution of safety programs across sites, holding leaders accountable for implementation and follow-through.
  • Drive reduction of workplace injuries, incidents, and occupational health risks.
  • Monitor safety performance metrics and ensure transparency in reporting.

Environmental Program Management

  • Drive compliance with environmental regulations relevant to manufacturing (air emissions, water hazardous waste/waste management, wastewater discharge, chemical storage, stormwater, spill response).
  • Oversee environmental permitting, reporting, and audits ensuring reporting is completed accurately and on time.

Workers Compensation Management (US)

  • Effective claims management from start to finish including reporting, documentation, investigations, coordination with insurance carriers and legal, and communication with all parties.
  • Return-to-work support including coordinating with leaders, team members and people team to develop modified duty or transitional work plans to bring team members back safely and quickly.
  • Ensure all state and federal reporting timelines and state-specific regulations are met.
  • Manage costs and risks by reviewing claims for accuracy, fraud concerns, or unnecessary costs working with carriers to negotiate reserves.
  • Serve as the primary point of contact between the team member, insurer, legal and providers while always maintaining confidentiality and handling sensitive information professionally.
  • Track and report costs and claim updates to executive leaders, including reserve increases.

Training & Culture Building

  • Develop and deliver EHS training programs for team members, leaders, and contractors.
  • Oversee vendor agreements for safety consultants and/or training providers.
  • Ensure competency in required technical areas (hazardous materials, PPE, ergonomics, emergency response).
  • Coach and mentor team members, operational and field service leaders, safety partners, and people team in applicable EHS expectations.
  • Build a strong safety culture of safety ownership and proactive risk identification in daily operations emphasizing shared responsibility and preventive behaviors.
  • Develop, lead and sustain engagement activities such as the monthly global safety meeting, site safety committees, recognition programs and behavior-based safety initiatives.
  • Influence leaders and team members at all levels to model safety behaviors that foster a strong safety culture.

Performance Management & Reporting

  • Ensure compliance with all government agency reporting requirements (e.g. OSHA record keeping, local health and safety authority or labor inspector reporting)
  • Establish EHS KPIs and dashboards aligned to manufacturing metrics (e.g. TRIR, DART, near miss KPIs, environmental impact metrics, audit closure rates).
  • Present EHS performance reports and strategic recommendations to executive leadership.
  • Develop and maintain centralized reporting systems to ensure visibility and consistency across all facilities.
